This area is divided into three teams:
Relationship Management
Relationship Management comprises 12 individuals operating in three teams each led by an experienced team leader with responsibility for executing all new debt transactions sourced by the UK Origination team and managing the UK loan portfolio on a day to day basis. The role includes:
- Assisting Origination with the structuring of deals and the preparation of detailed term sheets
- Preparing credit submissions for new deals
- Documentation and deal execution in conjunction with external legal advisers and colleagues within Real Estate Appraisal and Consulting
- Ongoing monitoring of facilities including quarterly covenant checks and periodical credit reviews and rating checks
- Fulfilling facility agent and loan servicer roles together with colleagues from Loans Administration and Debt Capital Markets
- Liaising with clients and syndicate bank partners on a regular basis

Real Estate Appraisal and Consulting (RAC)
The Real Estate Appraisal and Consulting (RAC) team in the UK comprises 6 qualified property professionals operating as part of the bank’s risk management department. The RAC team specialises in the UK and Irish property markets and applies property risk analysis, appraisal and due diligence skills to all loan transactions. The bank’s other branches have similar coverage thus providing input from a RAC team member with in-depth local market knowledge. The role in the UK includes:
- Initial appraisals/assessments of potential loan assets
- Strategic advice relating to future performance of assets/market sectors/rents (additionally, Eurohypo’s in-house global research capability (RAC Research) undertakes economic and property market analysis and forecasting of current and potential lending markets)
- Market and Mortgage Lending Valuations for credit applications and Pfandbriefe issuance
- Assessment of development assets including location/quality/design of accommodation; quality/track record of construction team; and construction, cost, and programme risk in relation to the relevant
market cycles
- Undertaking the property due diligence process and analysis of impact of legal structural, environmental and other issues on value /
loan security
- Commissioning and analysis of external valuations, project monitor and other due diligence reports
- Ongoing monitoring of investment and development assets on behalf of the bank including letting and other property consents
- Inspection and regular review of values for properties acting as
loan security

Loans Administration
Loans Administration is a team of 9 who are responsible for the handling of all loans booked in the balance sheet of Eurohypo London as well as the servicing of the UK CMBS transactions under the Opera umbrella. The tasks of the team are varied and include amongst other:
- Loan disbursement on signing of relevant loan agreement
- Refinancing of loans with our Treasury in Germany
- Funds management between respective clients and Eurohypo London as well as between Eurohypo London and Treasury in Germany
- Agency functions for syndicated transactions
- Reporting to Branch Management on monthly, quarterly or on
demand basis
A dedicated team is responsible for the full servicing of our UK based CMBS transactions including the productions of the quarterly investor reports.
